Estimating the value of a farm can be a complicated process because of the
many factors involved. We can help you evaluate your farm and answer your
questions regarding its value. With a professionally-prepared appraisal
report, you'll have the facts you need to make good, sound decisions. In
addition, we adhere to a strict code of ethics that assure compliance with
the highest standards and confidentiality for you.
We appraise farms for many purposes. Some of the requirements for
evaluations are:
• Establishing current sales price for your farm investment
• Lending purposes - When a value is needed for a bank or lender, in --------order to complete the loan evaluation process
• Tax deferred exchanges
• Estate planning - including gift valuations or inheritance issues
• Partition or equitable division of a land parcel
• Investment analysis
• Trust documentation - Assistance to banks and trustees in handling
real --estate holdings
• Divorce - asset evaluation involving farm property
• Condemnation/Right of Way Acquisition - Just compensation due to you --when a government entity seeks to acquire your property
• Partial Interests - minority interests, leasehold interests, life

Whatever the purpose, we can provide a valuable document for you.
Our staff appraisers are Illinois Certified General Appraisers in the
State of Illinois. This gives us the authorization to appraise any type
of farm or business properties within the State of Illinois. In addition,
we have two staff appraisers who hold the Accredited Rural Appraisers (ARA)
designation with the American Society of Farm Managers and Rural
Appraisers, and follow the guidelines of the Uniform Standards of
Professional Appraisal Practice set forth by the American Society of Farm
Managers and Rural Appraisers. The process of earning the ARA designation
requires appraisers to meet rigorous educational requirements and pass
written and oral examinations, prior to receiving the designation. These
requirements assure the industry of quality professional reports from all
who attain the designation. We feel that these unique characteristics,
qualifications, education, and over 40 years of combined appraisal
experience by our staff of appraisers, give our clients the assurance that
their problems will receive the most professional analysis and equitable
solutions to their evaluations problems.
We use the three recognized approaches to value to arrive at our estimates
of value. These approaches are:
• Sales Comparison Approach
• Income Capitalization or Earnings Approach
• Cost Approach
Our appraisers have focus on our advanced agricultural knowledge in
evaluating farm properties, through these various approaches to value. Our
education and training make it possible for us to provide a
sophisticated analysis of the property. We research each property and
analyze its components, looking for those key ingredients which are
present and estimate the value of a particular parcel of land. The
comprehensive appraisal report that is produced on each parcel is your
assurance that a superior evaluation will be received. Whether it be a
full narrative report or a Uniform Agricultural Appraisal Report form, you
can be assured that the information contained in the report and the
opinion of value derived will be of the highest quality.
